Network Rail Property generates over £200m each year, which is reinvested back into the railway.

Across our six business units, we specialise in commercial lettings, property services, planning and development. We manage the retail portfolio for 19 of Britain's biggest and busiest stations, used by over 800 million people every year.

Our vision is to be the property partner of choice in the world of transport, respected for our industry expertise and creating value through our people, assets and great service delivery.

We have substantial growth and development plans in the coming years, supported by three strategic priorities: to significantly grow our income, provide high quality professional services to reduce industry costs, and delight our customers by putting them at the heart of everything we do.

Commercial estate

Since the recent sale of the Commercial Estate business Network Rail now retain a smaller portfolio of small to medium sized commercial units which are attached to our managed stations and within the railway portfolio in Scotland


We partner with developers and local authorities across Britain to regenerate and enhance our major stations and the areas around them

Planning and land services

We use our in-depth knowledge of planning processes to support the development of the railway and our property assets


We manage the commercial contracts for retail, catering, advertising and car parks in Network Rail managed stations
