We create exceptional spaces which provide passengers with great environments to eat, drink, shop and relax as well as allowing businesses to thrive.
About Network Rail Property
Network Rail Property generates over £200m each year, which is reinvested back into the railway to create a better railway for Britain.
Across our six business units, we specialise in commercial lettings in our stations and arch portfolio, property and land development, property services, planning and mapping supporting the rail industry and workplace management responsible for the corporate office accommodation.
We have substantial growth and development plans in the coming years, supported by three strategic priorities:

Our six business units
We manage the retail portfolio for 19 of Britain’s biggest and busiest stations, used by over 850 million people every year. Our aim is to provide passengers with unique and desirable places to eat, drink, shop and relax whilst travelling or spending time in one of our major city locations.
The Retail team also manage all the commercial contacts for advertising, car parks in stations and commercial filming requests.
The Commercial Estate team at Network Rail manage a portfolio of over 2,800 small to medium-sized business spaces across the UK. We work hard to support our tenants and prospective tenants to deliver creative and innovative businesses.

The Development team work closely with local authorities and developers across Britain to regenerate and enhance land and property owned by the organisation. This includes releasing land for residential developments, enhancing stations and transport facilities to help regenerate local communities.
Delivering rail investment projects requires an in-depth understanding of the land surrounding our railway. The process to unlock this information can be complicated, involving local authorities, heritage bodies and any others with an interest in the railway and surrounding land.
The Planning and Land Services team provides this expertise. With our in-depth knowledge of the railway, town planning and geomatics, we deliver the permissions and consents needed to support and progress major national projects and rail investment schemes. We are a key advisory service and we offer: bespoke mapping, building and topographical surveys, strategic planning and asset management, among many other services.
We provide corporate office accommodation for the central functions and are responsible for managing the national facilities related contracts for all workplaces. We are also the single point of contact with the Government Property Agency for all accommodation matters including compliance and benchmarking against other government departments. Our aim is to design and provide creative and sustainable workspaces that enable our staff to work flexibly and collaboratively.
