Operational Property comprises; 93 maintenance depots, 13500 lineside buildings and approximately 2,500 stations. The team undertakes renewals and some enhancement works to the fabric and mechanical and electrical systems including lifts, escalators and fire alarms of these buildings.

Projects involving these building can be substantial, such as major station roof replacements, and multi-station refurbishments. Renewal activity for operational property is generally funded by Network Rail.

The renewals activity supports the maintenance of steady state asset condition as required by the ORR and make a significant contribution to the safe and reliable operation of network.

Commercial Property comprises, some 9,000 tenanted arches, 800 shops within stations and non-operational land and buildings. The team undertakes a substantial element of enhancement work on this portfolio to increase its value and bring additional non-regulated income into Network Rail.

MP&I Estates have an in-house building design team with a growing capability to produce bespoke and standard designs initially for our Commercial Property portfolio
