Network Rail is a significant player in the British commercial property market, with ambitious plans and projects to develop its many property assets. Substantial projects are already underway to redevelop our stations in partnership with developers and investors.

The Commercial Property division is responsible for maximising value from this estate by creating sustainable property income for re-investment in Britain’s rail infrastructure through the development, sale and leasing of our property assets. It is promoting and managing the largest station development programme for decades, incorporating office, residential, retail and commercial opportunities.

There are extensive possibilities for property development, sales and leasing. Network Rail’s Commercial Property division compares in scale to some of Britain’s largest property companies. Commercial Property is responsible for:

  • Property management and development – all commercial sales, investments, lettings, purchases, developments and partnerships
  • Lettings – lettings of Network Rail’s refurbished railway arches, freight, retail, stations, light maintenance depots and other space
  • Station development – extensive plans to redevelop our stations in conjunction with private-partner investors
  • Residential property – Network Rail is the landlord for a vast number of residential properties across the country
  • Easements and wayleaves – the utilities and telecommunications infrastructure that runs under or over the network
